The Traditional Neighborhood Development Concept of TerraBella Village

The vision and planning of TerraBella Village represents a welcome departure from urban sprawl and “cookie-cutter” subdivisions. TerraBella’s town planner and architect, Steve Oubre, designed
TerraBella as a Traditional Neighborhood Development (TND). The inspiration for the TND concept stems from the genuine experience of an early twentieth century small town when life was much simpler and where everything people needed was found within their own neighborhood.

TerraBella Village Post Office
Designed upon established and sound principles, TerraBella’s TND design not only creates a better place to live, it represents a better way to live. The TND model offers an attractive variety of housing types, a convenient network of well-connected streets and blocks, ample public spaces, civic buildings, and commercial amenities such as shops and restaurants. . . all within walking distance of residences.

TerraBella’s Traditional Neighborhood Development offers these unique features:

Walkability
TerraBella is a pedestrian-friendly neighborhood with tree-lined streets, sidewalks with curbs, and an environment that invites walking to various activities within the community. The streets are designed to yield to pedestrians, all within a street system that intentionally disperses and slows traffic. All community amenities are located within a five minute walk from any point in the village.

Mixed-Use
With a mixture of condominiums, townhomes, houses, and retail spaces, the diversity and convenience offered by the village of TerraBella is unequalled. Residents from various age groups, income levels and cultural backgrounds are able to support and enjoy this quality lifestyle together.

Structure
Precisely like a naturally evolved small town, TerraBella is most populated at its center, with shops, condominiums and townhomes, and less populated at the perimeter where larger houses occupy more space. This structure allows residents to live where they are most comfortable — at the bustling center, or farther out on the quiet edge of town.

Nature Preserve
TerraBella has many wonderful features, but none more precious than the nature preserve. The TerraBella development includes 140 acres of Nature Preserve that will remain pristine and untouched for the enjoyment of Terrabella residents. Hiking in the woods, fishing and canoeing on the lake or in the creek, and the opportunity to enjoy nature is directly accessible. At TerraBella, there is no need to load the car and drive out to the country for recreation; simply stroll out your front door and take advantage of the beautiful Nature Preserve where you live.

Parks and Public Spaces
TerraBella includes multiple and separate recreational parks within the development as well as a Village Square in the heart of town. All of these amenities enhance the quality of community
interaction at TerraBella.

Civic Buildings
TerraBella’s iconic post office is a community landmark and daily gathering place for residents.

Take a Fishing Trip in Your Own Backyard!

The lake at TerraBella Village has always been prized for its location just below our 140-acre Nature
Preserve. It provides our community with beautiful views, peaceful walks, and a relaxing paddle by canoe or kayak. We are now excited to share that TerraBella residents have recently begun to enjoy fishing with family and neighbors, as well!

Over 3,000 fingerlings were released in the lake at TerraBella Village! Largemouth bass and coppernose bluegill were introduced to the lake before the summer and are already creating memories for residents, their children, and grandchildren. Largemouth bass, when fully mature, can grow up to 24 inches and 20 pounds. Coppernose bluegill, which can grow up to 12 inches at maturity, spawn during the summer months and can lay as many as 10’s of thousands of eggs. In addition, approximately 500 minnows were released to feed the larger fish and nearly 30 koi were released to assist with keeping the lake clean. We expect to also add catfish to the ecosystem in the future.

We invite our residents to fish the lake anytime. However, please keep in mind that many of the fish are young and need approximately 12 months to mature. Fishing at TerraBella is intended to be “catch and release” so that all residents can enjoy fishing for years to come.

We would love to hear your fishing stories so take photos and let us know about your recent trip! Feel free to email your photos and stories to info@terrabellavillage.com

The Covington Food Bank, who gives 6,000 lbs. of food away daily, was extremely grateful.

TerraBella Village Celebrates Another Great Year!

TerraBella Village has already proven itself as a well-established and attractive neighborhood in St. Tammany Parish, and the year 2012 demonstrated that TerraBella continues to be poised for strong and steady growth.

TerraBella Village began 2012 with 21 homeowners and wrapped up the year with a total of 34 homeowners. In 2013, the growth looks even brighter still with 16 more homes under construction and another 18 in the design phase.

In the last year, Terra Bella Boulevard gave rise to a new two-story commercial building. We are also excited to announce that six new businesses joined the community, including TerraBella Realty located in the Information Center.

A new entrance sign as well as over 3 dozen additional large shade trees for our walkable neighborhood were part of the improvements added in the community. The trails in the Nature Preserve continue to be maintained on a regular basis, providing the residents with a path to navigate our beautiful 140 acre nature preserve along the Soap and Tallow Creek and Little Tchefuncte River.

During the Holiday Season, TerraBella Village expanded the amount of Christmas decorations significantly. White lights adorned crepe myrtles on the Boulevard, while red bows and green garland decorated light poles, the Village Square and Post Office. Businesses and homeowners were also decked out for the holidays in a spirited competition for the 'Best Christmas Decorations' award.

Our annual family events, 'Pumpkins-in-the-Park' and 'Christmas at TerraBella', continue to grow in numbers and quality each year and are always a favorite for adults and kids of all ages. This past year we added a brand new cultural event, 'TerraBella Art Walk', that showcased a variety of art by nationally and locally renowned artists in TerraBella Village's businesses. The evening's festivities included live music, refreshments, appetizers, and door prizes. It was so much fun and such a success that we plan to host a similar event in 2013.

TerraBella Village is a proud participant in the St. Tammany Parade of Homes each year and 2012 was by far our most successful year to date. We hosted four open houses and more people toured those homes than ever before. For 2012 we set up the TerraBella Village Information Tent in the Village Square during each of the Parade of Home weekends. We provided maps and information, complimentary cold bottled water and gave away door prizes. We plan to do the same this year at the Parade of Homes in May, so be sure to stop by to make the most of your visit.

Hurricane Isaac made landfall on August 29th, wreaking havoc on much of the Parish. However, TerraBella Village came through Hurricane Isaac with huge success and maintained continuous power, television, internet service, and phone service through extreme weather circumstances. Most importantly, there were no flooding issues at TerraBella due to its well-designed, subsurface drainage system and favorable location north of Interstate 12 in Covington. TerraBella's success in weathering Hurricane Isaac can be attributed to its unique location, underground utilities, and private fiber-optic network.

We are grateful for a very successful 2012 and look forward to continued growth and progress in the coming year!
