2013 Recap: Construction and Expansion TerraBella's Main Focus

TerraBella Village celebrated a major milestone in 2013 with the sale of its 100th residential lot. With demand for lots in TerraBella at an all-time high and residential lots now diminishing, TerraBella is expanding to the next phase of development with 27 new lots for sale. We are pleased to report that half of those lots are already under contract, including several waterfront lots.

TerraBella Village began 2013 with 32 homeowners and wrapped up the year with a total of 48 homeowners. In 2014, the growth looks even brighter still with over 20 more homes under construction and many more in the design phase. Commercial construction is also strong with Terra Bella Boulevard giving rise to 2 more new two-story buildings.

Recently Constructed Townhomes Along Village Square
With exceptional design and quality construction always at the forefront, our homes continue to impress with their timeless charm and grace. Although TerraBella Village hosts an eclectic mix of design styles, the cottage design has proved to be an especially popular design in TerraBella and a perfect fit for the Traditional Neighborhood Development concept. Construction of five new townhomes began last year, with just one remaining for purchase. This latest phase of townhomes completes the second boundary of our Village Square.

A deep sense of community was evident as our residents came together to help those in need. They organized coat drives, food drives, and helped raise funds for a family in our community who is adopting a child.

Residents can now add fishing to their list of enjoyable pastimes at TerraBella. Last summer our lake was stocked with over 3,000 fingerlings of largemouth bass and coppernose gill. Improvements added to the community included 10 new street lights, while several additional large shade trees were planted. The trails in the Nature Preserve continue to be maintained on a regular basis, providing the residents with a path to navigate our beautiful 140 acre nature preserve along the Soap and Tallow Creek and Little Tchefuncte River.

Village Post Office Decked Out for the Holidays
The Holiday Season is always celebrated in TerraBella with much enthusiasm and holiday trimming. White lights adorned crepe myrtles on the Boulevard, while red bows and green garland decorated light poles, the Village Square and Post Office. Businesses and homeowners were also decked out for the holidays in a spirited competition for the 'Best Christmas Decorations' award.

Our annual family events, 'Pumpkins-in-the-Park' and 'Christmas at TerraBella', continue to grow in numbers and quality each year and are always a favorite for adults and kids of all ages. This year, the 'Christmas at TerraBella' event was cancelled at the last minute due to bad weather, which was extremely disappointing for everyone. We expect to host our 6th Annual "Christmas at TerraBella" in December 2014.

TerraBella Village is a proud participant in the St. Tammany Parade of Homes each year. Last year was an award-winning year for each of TerraBella's builders, with Martin & Malkemus, LLC winning 'Best Kitchen Design' AND 'Best in Show', Highland Homes winning 'Best Curb Appeal' and Hearthstone Homes by Ron Lee winning 'Best Floor Plan'. Over the course of two weekends and one week day showing in May, a record-breaking number of people (2,350) visited our neighborhood to tour our 3 parade homes. The TerraBella Village Information Tent was set up in the Village Square during each of the Parade of Home weekends. We provided maps and information, complimentary cold bottled water and gave away door prizes.

We are grateful for a very successful 2013 and look forward to continued growth and progress in the coming year!

"Raising the Roof for Charity" Raffle House

As a Cornerstone Sponsor of the 2014 "Raising the Roof for Charity" Raffle House, TerraBella is excited to announce that construction of the Raffle House in TerraBella Village is currently underway! We are proud that this year’s home is being built by our very own Builders Guild member, Conbeth Development, LLC. Situated at 348 Ormond Dr., a short distance from TerraBella's Village Square, the Raffle House is nearing completion and is open for viewing.

This beautiful home, featuring 3 bedrooms and 3.5 baths, was designed by Piazza Architecture Planning with Interior Design by Bmac Interiors. Valued at approximately $600,000, this partially furnished home has two stories and over 2,600 square feet of living space.

For only $100, this amazing home could be yours! The drawing for the house will take place on May 31st, but other valuable "early bird" prizes will also be given away on February 13, March 8 and April 12, including $2,500 in cash. Because only 7,500 tickets will be sold at $100 each, every ticket has a real chance to win.

Each year, The St. Tammany Home Builders Association members join together to build a house for charity. Proceeds from the ticket sales of this year’s house will benefit local charities such as the Boys and Girls Club of Southeast Louisiana, Good Samaritan Ministry, Habitat for Humanity-St. Tammany West, and St. Tammany Hospital Foundation.

You have the chance to help the community with each purchase. Since 1994, the St. Tammany Home Builders Association has been able to donate over $4.7 million to local charities.

The Traditional Neighborhood Development Concept of TerraBella Village

The vision and planning of TerraBella Village represents a welcome departure from urban sprawl and “cookie-cutter” subdivisions. TerraBella’s town planner and architect, Steve Oubre, designed
TerraBella as a Traditional Neighborhood Development (TND). The inspiration for the TND concept stems from the genuine experience of an early twentieth century small town when life was much simpler and where everything people needed was found within their own neighborhood.

TerraBella Village Post Office
Designed upon established and sound principles, TerraBella’s TND design not only creates a better place to live, it represents a better way to live. The TND model offers an attractive variety of housing types, a convenient network of well-connected streets and blocks, ample public spaces, civic buildings, and commercial amenities such as shops and restaurants. . . all within walking distance of residences.

TerraBella’s Traditional Neighborhood Development offers these unique features:

Walkability
TerraBella is a pedestrian-friendly neighborhood with tree-lined streets, sidewalks with curbs, and an environment that invites walking to various activities within the community. The streets are designed to yield to pedestrians, all within a street system that intentionally disperses and slows traffic. All community amenities are located within a five minute walk from any point in the village.

Mixed-Use
With a mixture of condominiums, townhomes, houses, and retail spaces, the diversity and convenience offered by the village of TerraBella is unequalled. Residents from various age groups, income levels and cultural backgrounds are able to support and enjoy this quality lifestyle together.

Structure
Precisely like a naturally evolved small town, TerraBella is most populated at its center, with shops, condominiums and townhomes, and less populated at the perimeter where larger houses occupy more space. This structure allows residents to live where they are most comfortable — at the bustling center, or farther out on the quiet edge of town.

Nature Preserve
TerraBella has many wonderful features, but none more precious than the nature preserve. The TerraBella development includes 140 acres of Nature Preserve that will remain pristine and untouched for the enjoyment of Terrabella residents. Hiking in the woods, fishing and canoeing on the lake or in the creek, and the opportunity to enjoy nature is directly accessible. At TerraBella, there is no need to load the car and drive out to the country for recreation; simply stroll out your front door and take advantage of the beautiful Nature Preserve where you live.

Parks and Public Spaces
TerraBella includes multiple and separate recreational parks within the development as well as a Village Square in the heart of town. All of these amenities enhance the quality of community
interaction at TerraBella.

Civic Buildings
TerraBella’s iconic post office is a community landmark and daily gathering place for residents.

Take a Fishing Trip in Your Own Backyard!

The lake at TerraBella Village has always been prized for its location just below our 140-acre Nature
Preserve. It provides our community with beautiful views, peaceful walks, and a relaxing paddle by canoe or kayak. We are now excited to share that TerraBella residents have recently begun to enjoy fishing with family and neighbors, as well!

Over 3,000 fingerlings were released in the lake at TerraBella Village! Largemouth bass and coppernose bluegill were introduced to the lake before the summer and are already creating memories for residents, their children, and grandchildren. Largemouth bass, when fully mature, can grow up to 24 inches and 20 pounds. Coppernose bluegill, which can grow up to 12 inches at maturity, spawn during the summer months and can lay as many as 10’s of thousands of eggs. In addition, approximately 500 minnows were released to feed the larger fish and nearly 30 koi were released to assist with keeping the lake clean. We expect to also add catfish to the ecosystem in the future.

We invite our residents to fish the lake anytime. However, please keep in mind that many of the fish are young and need approximately 12 months to mature. Fishing at TerraBella is intended to be “catch and release” so that all residents can enjoy fishing for years to come.

We would love to hear your fishing stories so take photos and let us know about your recent trip! Feel free to email your photos and stories to info@terrabellavillage.com

The food drive lasted for 2 weeks and a total of 550 lbs. of donated food was delivered to the Covington Food Bank this week. Wow!! Great job to all who participated.

The Covington Food Bank, who gives 6,000 lbs. of food away daily, was extremely grateful.
